Manor Court

McGoff and Byrne were awarded this project for Trafford Housing Trust following the successful delivery of two ex- tensive refurbishment projects at Tenby and Napier Courts.

The Manor Court project was undertaking in two phases.

The first phase entailed an extensive reroofing project of a seven storey tower block and a smaller two story apart- ment block, and the re-cladding of the exiting plant room, on the top of the seven storey block.

Once the roofing works were complete, extensive refur- bishments were undertaken to the tower blocks entrance lobby.

A new glazed entrance screen was fitted along with new electric access doors and an improved security system.

External works were undertaken to bring the entrance area up to current building regulations & DDA require- ments including the adding of a wheelchair access ramp, replacement of the entrance steps and the adding of hand rails.

All of the renovations were undertaken whilst the build- ings were fully occupied, with McGoff and Byrne’s loyal staff drawing on there vast experience of working in live environments, with-in a close proximately to the general public.

A fully designed access scaffold was required with careful planning between the client, architect and the buildings residents.

Careful coordination of the buildings M&E systems were undertaken to mitigate disruptions to the residents includ- ing; maintain the water integrity of the occupied building and moving of TV ariel’s / satellites in relation to the scaf- folding.

One of the challenges faced during the project was the discovery of a large amount of asbestos within the roof top plant room. McGoff and Byrne liaised with a specialist contractor to ensure its safe removal.

The residential block is situated next to a large block of sheltered housing for the elderly, with the buildings shar- ing the car park and garden spaces. Particular care was required to ensure safe access for all residents.

A good relationship was built between the Site Manager and the buildings residents, and the improvements to the building have been greatly received.
