Manorhey Care Centre, Urmston

The site originally housed a Victorian hotel which had been badly damaged by fire and required careful demolition.

The client New Care is a new joint venture between a renowned Welsh care home operator and a local property developer. McGoff & Byrne lead the project from an early stage and drew upon their ex- tensive design and build expertise.

The site is surrounded by houses on three sides so careful considera- tion of the neighbours was imperative. A dedicated Community En- gagement Officer was assigned to liaise with the local residents throughout. Newsletters were sent out on a monthly basis to keep local residents up-to-date with site progress and provide information pertaining to the services that would be available to the community via the Care Centre.

Extensive consultations were undertaken with the local community, in particular regarding shared boundaries. An existing Victorian wall had to be removed as it was unsafe, so the Community Engagement Officer met with the affected residents to ensure the replacement boundary provided adequate security and privacy.

The light and airy, 3 storey home boasts; numerous communal lounges, 2 large dinning rooms, a private family dinning facility, an onsite brasserie style coffee shop and a hair & beauty salon.

All 63 bedrooms are above the national standard size requirement and have a spacious en-suites. A separate wing, to the right of the building, provides specialist end of life care.

The beautiful, sensory garden was professional landscaped and fea- tures a hand carved owl sculpture. A 10 ft piece of oak, from Arley Hall Forest was carved especialy for the home by a renowned local sculpter.

With the help of Action Sustainability McGoff & Byrne were able to implement a fully bespoke sustainability strategy for the Care Centre. This subsequently lead to the implementation of a full, 6 year strat- egy accommodating the Clients future development roll out pro- gramme. The 6 year strategy addresses all aspects and impacts of the; design, build and operation, as well as encompassing; community, training and employment consideration within the locality of the proposed facilities. Professor Andrew Thomas, Chief Executive of CCI North West described the strategy as “One of the most structured and robust approaches to sustainability in the sector I have ever seen”

New Care have set a goal of becoming Zero Carbon by 2016, to real- ise this ambitious & innovative aspiration McGoff and Byrne have relied upon valuable support from CCI NW.

Under CCINWs guidance McGoff & Byrne have recently embarked upon a Knowledge Transfer Partnership with The University of Sal- ford. A graduate from the university will; undertake the evaluation of homes energy usage, perform lessons learnt assessments, and research new technologies, materials and best practices to become an exemplar strategy to sustainable service provider.

Officially opened by the local Stretford and Urmston MP, this mod- ern, purpose built care home will provide much needed nursing care for the elderly in the local area.

Following the successful completion of the care centre McGoff & Byrne have been appointed as Principal Contractor for New Cares second care facility in the borough.
