Ladybarn Surgery & Pharmacy

This project comprised the extensive development of a new doctor's surgery, pharmacy and apartments, on part of a former school site. The building is formed by 2 discreet elements, the main 2 storey surgery block and a 4 storey corner block containing the pharmacy and 7 apartments.

To the ground floor, the main entrance provides direct access to the pharmacy, and the surgery's reception and waiting room. The waiting area includes 2 wc's and a child's play area. To the rear of the reception there is an administration office and a record store. Beyond the waiting area there are 14 consulting, nurse or interview rooms, a courtyard, with water feature and various store rooms. A 1 bedroom apartment is also located on the ground floor with access from the surgery for fire escape purposes to the apartments' entrance door.

The first floor consists of 3 clinic rooms and a waiting room, 9 offices, a staff room, wc's, a plant room and library. The staff room incorporates a balcony with iroko, steel and mosaic tiling finishes. There are also 2 apartments located on this floor. Each one offers a large combined living area, 2 bedrooms and separate bathroom. A lift connects this floor to the ground floor.

The second & third floors consist of another 2 apartments positioned over those on the first floor. These are virtually the same foot print as those below and again offer a large combined living area, 2 bedrooms and separate bathroom. A shared staircase allows access to all 7 apartments. The increased height of the residential block serves to anchor the corner and lends the surgery a greater visibility. The ground floor portions of the building are generally formed by cavity walls with a brick outer leaf. The upper levels are formed by single leaf block-work walling with an insulated render system. The walls are articulated by areas of cedar boarding and zinc clad boxes and canopies. The construction is all loadbearing masonry with isolated steelwork to form the open plan waiting areas.
