

McGoff & Byrne were appointed following a fast track negotiation process to build this steel framed 156 place nursery for children aged 0-5 years.
The clients mandate was to ensure lessons learned from previous developments were incorporated whilst maintaining the tight budget constraints without jeopardising the September dead line intake date.
The Integrated Supply Team (IST) was selected on the strength of their extensive history of collaboration with one another Street Design, McGoff and Byrne the Lead consultant and supplier respectively have consistently and successfully worked together over several years. Early collaboration ensured technical support, risk management and cost advice was delivered throughout, thereby driving best value for the client.
Street Design Partnership were novated by the client to McGoff & Byrne Ltd as part of the procurement strategy, Streets also maintained a monitoring role on behalf of the client.
Although potentially posing a contractual conflict of interest, the non adversarial approach and trust that existed amongst the team ensured no such conflicts materialised. Early collaboration and knowledge sharing flourished as work progressed, an example of this is the first floor play area; windows were re-specified and a more child friendly solution agreed to avoid any potential climbing hazards. Following stakeholder engagement carefully considered security control points were incorporated allowing the nursery care to be isolated from the multi-purpose room which is used as holiday and after school clubs as well as by the local community during off-peak times. Valuable lessons learned from previously completed projects were integrated, such as an additional external play area and a music room facility.
This building was designed and built with sustainability in mind. The site was previously contaminated and subsequently remediated utilising McGoff & Byrnes expertise. The structure was future proofed during design stage by creating open plan structural zones that could be converted into offices should a change of use be required in subsequent years. Elements of the project are also made from recycled material such as the soft play material utilised within the roof mounted play area. Furthermore our Kids Allowed has been awarded carbon neutral status.
This project provided a very positive impact within the community as the operation provides after hours activities, including activities for parents, afterschool clubs and holiday clubs.
A Post Implementation Review has been conducted resulting in valuable lessons learned, such as refinement of security fencing specifications and heating and ventilation control.
