This development is situated on one of Manchester City Centre's main thoroughfares, close to Albert Square, on John Dalton Street.

The works mainly comprised the alteration & refurbishment of an existing 1970's concrete framed office block. A new double height main entrance was created on the main street elevation. The existing ground floor was stripped out and altered to create three independent retail units. The existing ground and first floor steel framed windows were replaced with a new full height double structural glazing system, creating a magnificent feature to the front elevation.

The vacant first floor office space was also stripped out and refurbished. This lead to the introduction of a new independent heating & cooling system for the building. The alterations and refurbishments extended even further, with the replacement of the existing toilets to all 4 floors and the full replacement of the two existing passenger lifts. To complete the installation of the new passenger lifts, all the lift lobbies were decorated in walnut panelling with contrasting limestone tiling.

A new, double glazed, aluminium framed conservatory was installed on a existing area of the roof on the fourth floor for use as an entertaining area for the client's own business. This required an additional heating & cooling installation and high quality finishes throughout, to ensure the best of comfort for the client and their business partners.

These works were carried out whilst the upper three floors were in full occupation by an international stockbroker. This required careful 'phasing' of the works to ensure the occupants were able to enjoy continued safe use of the premises. This included but was not limited to the forming of access routes and temporary toilet facilities.

Ultimately, the project proved to be a complete success and has resulted in a superb office building with exemplary accommodation.
